HOW DOES CONSTRUCTION MANAGEMENT DIFFER FROM THE TYPICAL "HARD-BID" PROCESS?
Most of us are familiar with the traditional hard-bid process. You enter into an agreement with a contractor to build your project for an agreed upon price. While some may claim this is a safe and effective way to manage a project, many customers are disappointed when they discover the very limited control they have over many aspects of the project. Any upgrades or changes are passed along to the customer through increased costs! Unfortunately, any savings accrued during the process are not passed along to the customer. In addition, the customer loses control over the quality of the work because the builder seeks bids from numerous subcontractors (qualified and unqualified alike) and often accepts the lowest bid....after all, who's benefiting from the savings? The price you're paying your builder is already set! So there's no guarantee that he will choose the best subcontractor based on cost and quality. And when it comes to choosing fixtures and flooring and other items, the client is afforded an allowance for these items (for which the builder usually gets a discount - another benefit for him). The customer is limited in their selection of these items.

Quality Management: While cost is certainly a priority in selecting materials and subcontractors who will provide labor for your project, quality is just as important. Since the construction manager works for YOU, the client, you can be assured that we are always looking out for your best interests.
Time Management: Your construction manager handles all scheduling and supervises all subcontracted work so as to complete your project as efficiently as possible - which means on time!
Safety Management: There are safety laws and insurance requirements which must be met. You can rest assured that Rock Solid Design & Construction will maintain a safe environment and assure that all laws and regulations are complied with.
Labor: Since we have experienced, full-time crews through our sister company, Maximum Building Systems, there are some phases of the construction process we will be able to provide labor for, such as the ICF installation, framing, window & door installation, etc. You'll even see your builder(s) on-site wearing a tool belt from time to time! We are hands on throughout the entire process. We enjoy and take great pride in our work!
Cost Management: Last but not least.....the savings! Perhaps the greatest benefit of construction management is the transparency afforded by the budgeting and cost management process. We provide you with a detailed budget for your project up front, and then handle all of the payments and provide you with updated budget reports every month, showing exactly where every dollar of YOUR money has been spent, including the builder's fees (which are a percentage of your total building costs). There is no mark-up on anything. And if we get a great deal for you and your roof trusses come in $2,000 under budget, guess what that means to you? You can either apply the savings to another area that may go over budget, or you can go ahead and upgrade to those fixtures you really wanted, or you can simply choose not to spend it!
